The odds of connecting with a lead drop sharply after the first minutes. With foreign buyers it's worse: they compare several agents and areas. Speed + a well-crafted first message is half the deal.
What to say first (script)
- "Hi [name], I'm [you] with HOMIA in Puerto Vallarta. I saw you're interested in [area/property] — happy to help."
- Qualify with 2 questions: "Are you buying to live, vacation or invest?" and "What's your budget and timeline?"
- Get ahead of their fears (safety + fideicomiso) before they ask.
- Close with an appointment: "Does a 15-min video call tomorrow work to show you options?"
